Construction started late last month on a three-tenant, 9,500-square-foot retail building in Redmond, adjacent to U.S. Highway 97 near Lowe’s Home Improvement.

The developers hope to have the building finished in August. A Starbucks and Sleep Country mattress store are expected to occupy each corner of the building, said Jake Ertle, whose father, Johnnie “Rusty” Ertle applied for a permit for the project in March.

Jake Ertle declined to reveal the identity of the third tenant for the building, saying, “We should be making an announcement in the next couple of weeks. We’re in negotiations but haven’t finalized the deal.”

He said the Starbucks is expected to open in August, and the Sleep Country store in September.

The city of Redmond issued Rusty Ertle a permit May 17. The permit lists the project value at $975,000.

The building is part of his multiyear effort to develop retail shops on more than 16 acres of land he bought in 2003, near the intersection of Veterans Way and Canal Boulevard, according to Deschutes County property records.

His project envisioned a series of mid-sized buildings, like the one currently under construction, in a development called Shops at the Old Fair District for its location on the former Deschutes County Fairgrounds site.

But the 2008 real estate crash put much of the development on hold, according to The Bulletin’s archives.
