Culver Marine property up for auction

The property that is home to Culver Marine, the boat repair and storage business near Lake Billy Chinook, is up for auction.

Realty Marketing/Northwest, a real estate brokerage firm, is accepting bids until 5 p.m. Nov. 18. The reserve price is $695,000.

“We’ve had over 13 or 14 people request bid packages on it,” said John Rosenthal, president of Realty Marketing/Northwest. “Most of the people looking at it are would-be investors. They’d buy it and continue the lease.”

Culver Marine, a 16-year-old business, leases the property from Bank of the Cascades following a foreclosure. The 4.7-acre property has on it 43,504 square feet of buildings associated with Culver Marine, including the boat repair and storage facilities. It also comes with a 1,652-square-foot caretaker’s home.

“The Culver Marine property is interesting simply because it’s a pretty nice property,” Rosenthal said. “It’s a state-of-the-art business that leases the property from the bank on a month-to-month basis. For an investor who could write a new lease with the owner out there, it would be a pretty nice property.”

Culver Marine owner Don Lee Jr. declined comment on the sale. The family-run business, incorporated in 1999, is 5 miles from Lake Billy Chinook.

The fall auction includes another 84 properties in Oregon, Washington and California, 64 by sealed bids and 21 by oral auction Nov. 14 at the Embassy Suites, at the Portland Airport.

Three adjoining properties with a combined 260 acres along 1½ miles of the McKenzie River in Lane County are among those offered for sealed bids. Rosboro, a forest products company, is selling the properties.

One, the Elk Creek Cabins, includes 8.64 acres and four small cabins ranging from 384 square feet to 760 square feet along state Highway 126. Two are rented; the remainder need improvement, according to the auction catalog. The reserve price for that property is $157,500.

An adjoining property, McKenzie River West, 145 acres, includes a former rock quarry, 9,200 feet of river frontage, a trail system and more than 3 million board feet of timber. The property is offered with a $1.13 million reserve.

The third river site, the McKenzie River Camp with Finn Rock Boat Launch, 106 acres with 9,100 feet of riverfront, is offered with a $1.71 million reserve. It includes the boat launch, the former Finn Rock Logging Camp and more than 2 million board feet of timber.

Also, the auction lists two commercial properties in Crooked River Ranch totaling 5.35 acres, with a total asking price of $176,200 and reserves totaling $29,500.
