Commercial space a rare Bend commodity

Bend is as short on real estate for industry as it is for new residents, according to a quarterly vacancy report from Compass Commercial Real Estate Services.
As of the end of 2016, the vacancy rate for industrial space was 4.7 percent with 196,000 square feet available for lease out of 4.2 million square feet surveyed, according to the newsletter. Most of the available space is in northeast Bend. No industrial building space was available on the west side, or in central Bend, and the vacancy rate in southeast Bend was 0.8 percent, according to Compass.

Although manufacturing was hard-hit during the Great Recession, Bend has seen a resurgence in primary metal manufacturing, expansion of the beer-brewing industry and many startups in food production.
Some businesses have shopped for production space in Redmond, but there is less space available in that market, too, according to Compass. Redmond’s industrial vacancy rate fell from 4.6 percent in third quarter 2016 to 3.7 percent at year end. Redmond ended 2016 with 56,635 square feet available for lease out of 1.5 million square feet.
