Bend, Redmond median home prices dipped in May

The median sales price for a single-family home in Bend was $379,000 in May, down 3.8 percent from $394,000 in April, according to The Beacon Report.
Bend’s median sales price is still above May 2016, when it was $374,000. The median price declined from that point throughout last summer before popping up to $385,000 in September.

The median price equals the midpoint, with half the homes sold at a price above it and half below.
“The median sale price trend has had periods of volatility,” said Donnie Montagner, owner of Beacon Appraisal Group, which issues the monthly report. “A single month of decline or increase in the median sale price is not alarming to me.”
There were 216 sales recorded in May. The average number of days on the market was 64.
Redmond’s median sales price also dipped in May to $280,000 from $285,000, according to the report. Redmond’s median is 14 percent higher than the May 2016 median price of $245,000.
Redmond recorded 75 sales in May. The average number of days on the market was 68.
