Bend home prices rise on lower volume

The median sale price of single-family homes in the Bend area reached $450,000 in January, according to the latest report from Beacon Appraisal Group in Redmond.

The January median price was up 4 percent over December’s median price of $432,000. Year over year, it was up 9.76 percent from $410,000 in January 2018.

January’s price increase came with fewer transactions: 125 homes sold compared with 160 in December and 142 in January 2018.

Bend-area homes spent an average 110 days on the market, on par with last January.

Redmond’s median sale price rose at a slower pace last month, 1.67 percent, and homes that were sold spent more time on the market.

The Redmond-area median was $305,000, compared to $300,000 in December. The January median price was up 9.3 percent from $279,000 a year ago. There were 49 single-family homes sold in January, similar to 47 a year ago. Redmond area homes spent an average 115 days on the market, compared with an average 84 days last January.
