Project name: Westmount Building

Address: 4270 SW Canal Blvd., Redmond

Developer: Empire Construction & Development LLC

Architect: Steele Associates Architects, LLC

Cost of the project: About $7.5 million

Project details: Construction on the mixed-used development building near Ridgeview High School is complete. The condos are finished and on the market, ranging from $479,000 to $529,000. The developer is currently working on tenant improvements.

Connor Stephenson, lead property manager with Empire Construction & Development, said tenants should be open for business in early summer. Multiple businesses have signed leases or are in talks. Physical therapy clinic Redbird Physio and Sullivan Orthodontics will occupy second floor spaces. Backporch Coffee Roasters and Bonta Gelato have signed for downstairs units.

Unoccupied spaces include eight residential condos on the third and fourth floors that are roughly 1,250 square feet and a 2,700-square-foot restaurant unit that has rooftop space available with access for food and beverage service.

Empire Construction & Development has built over 50 construction projects in Central Oregon that range from industrial business parks and commercial buildings to residential homes.

The design features brick masonry with large windows on the ground floor. All condos have balconies and rooftop access. Being the tallest building in the area, the design was intended to provide as many views of the Cascades and surrounding area as possible, Stephenson said. Construction began in March of 2022.
