Bend, Redmond single family home price inventory grows

The median sales price of a single family home in Bend grew nearly $50,000 in May, compared to April, but is about the same as a year ago, according to a monthly housing report.
Bend has nearly a three months supply of homes on the market, up from the two months in March and April, according to the report prepared by the Beacon Appraisal Group LLC of Redmond. For much of the past year there has been a two month supply of homes for sale in Bend.
On average, it’s taking about 10 days to sell a home in Bend, according to the report.
In Redmond, the price of a single family home remained relatively unchanged in May with the median price at $540,000, up just $7,000 from April, according to the report.
Redmond, too, has a three month supply of homes for sale, which it has mostly maintained since August.
A greater supply of homes on the market means a more balanced market for buyers and sellers. The national average for a balanced market is a six month supply, real estate professionals have said.
Beacon’s monthly report uses the median sales price to measure the midpoint value of all transactions in a month.
In Sisters, the median sales price of a single family home in May was $700,000, down $15,000 from April, according to the report. There remains a 2.5-month supply of homes on the market, according to the report.
In Sunriver, the median sales price of a single family home in May dropped to $892,000 from slightly more than a million in April. There remains a three month supply of homes for sale in Sunriver.
In La Pine, the median sales price of a single family home was $480,000 in May, an increase compared to $425,000 in April, according to the report. The community has about a four month supply of homes for sale.
