Bend home asking $10.9 million — but it’s not the most expensive

For $10.9 million, a new buyer can get 80 acres of prime Bend land, a six-car garage, 20 acres of irrigated farm land, two private ponds and a five-bedroom, six-bathroom home.
The closest neighbor to the 6,321-square-foot home on Dodds Road east of Bend is about a half mile away, said Jen Bowen, a broker with Coldwell Banker Bain in Bend. What stands out with this property, Bowen said, is the positioning of the buildings on the land.
“The first time I went there, after the home was built, I didn’t know what to expect,” Bowen said. “As I crested a hill, I saw an incredible home framed by the seven peaks of the mountains. What makes it standout is the building and the placement of the structures.”
While the price tag is among the top end, it is by no means the most expensive property listed for sale in Bend, according to Donnie Montagner, of Beacon Appraisal Group in Redmond. As more homes sell above a million in Central Oregon, the median sales price rises. Roughly a quarter of all the sales in Bend in March sold for more than a million, Montagner said.
One of those high end properties that sold for $15 million in 2023 was was an eight-bedroom, nine-bath, 14,666-square-foot home in Sisters on Jordan Road, Montagner said. The 190-acre property came furnished with a ranch manager home, a barn with a saloon, a recreation barn with a basketball court, a race track and fishing in a private pond.
On Dodds Road, the home is surrounded by junipers and open space, is positioned to capture sunlight and is framed by the Cascades in the distance, Bowen said.
The property includes water rights on about 20 acres, she said. Currently, grass hay is growing in the fields. The property is perfect for hobby farmers or car enthusiasts because of the 2,100-square-foot garage that is large enough to fit eight cars.
“The home is private, but you don’t have to give up the things we love about Bend,” Bowen said. “The city is just 14 miles away.”
