Bend’s median home prices jump to $800,000

The median sales price of a single-family home in Bend jumped to $800,000 in October, the effect of more than a third of the homes selling for more than $1 million, according to a monthly housing report.
In Bend, the median sales price jumped $86,00 from September to October. The last time the median sales price in Bend hit $800,000 was in June 2023, according to Donnie Montagner, owner of the Beacon Appraisal Group of Redmond, which produces the monthly home sales report.
The median price, which is the midpoint value of all transactions in a month, is boosted by the number of high-value homes sold, Montagner said. Of the 143 sales in September, 35% were more than $1 million, he said.
On the opposite end, there were fewer lower priced sales in October, also affecting the rising median price, he said.
Also affecting the housing market in Bend is the length of time a home is up for sale. During the pandemic, that time was from one to seven days. In October, the days on market increased to 44 days, according to the report.
By comparison a home in Bend on the market took 88 days to sell in 2019.
“These economic factors indicate that the market is healthy,” Montagner said.
In Redmond, the market is more stable, as the housing mix is more mid-priced, Montagner said.
The median sales price in Redmond has remained mostly stable over the past few months, according to the report. In September the median sales price of a single-family home in Redmond was $500,000, up just $7,000 from September.
Since July 2023, the median sales price of a single-family home in Redmond has hovered in the $500,000 range, dipping as low as $495,000 and rising to $540,000.
Homes in Redmond were taking an average of 36 days to sell in October, compared to 46 in September, according to the report. There remains a three-month supply of homes on the market in Redmond, according to the report.
In Sisters, the median sales price of a single-family home was $702,000 in October, compared to $772,000 in September, according to the report.
In Sunriver, the median sales price of a single-family home was $790,000 in October, down $16,000 from the month prior, according to the report.
Both Sisters and Sunriver had a four-month supply of homes on the market. The national average is about six months.
In La Pine, the median sales price of a single-family home was $410,000 in October, down $50,000 from the month before. In both months, the amount of inventory was eight months.
