Club’s owners are finally identified

After months of avoiding identification, the new owners of Bend’s Broken Top Club apparently have been identified.
A trust benefiting two of Seattle developer Paul Brenneke’s daughters owns 99 percent of Bend Acquisitions LLC, the entity that purchased the club on Jan. 3, according to an e-mail provided to the Oregon Liquor Control Commission. The other 1 percent is owned by a trust governed by a woman identified as Brenneke’s wife, Elene Dunavan.
The e-mail was obtained through a freedom of information request filed by attorneys for a group of members who are suing to secure the right to buy the club themselves. It was apparently generated during a flap that caused the OLCC to suspend the club’s liquor license for a period last spring until it could clarify its ownership roles.
The first manager hired by the Brenneke and Dunavan trusts, San Francisco real estate investment broker Angus Cameron, pointedly refused to divulge the identities of the trusts or their beneficiaries, saying only that they were two adolescent girls.
Paul’s brother, Tom Brenneke, also refused to identify the trusts or their members after he took control of the operations in May, saying only that they were “not immediately related” to him.
“It’s a private matter,” Tom Brenneke said in a July interview with The Bulletin, refusing again to name any trusts or trustees.
The e-mail identifies Jimmy Drakos, a Lake Oswego mortgage broker, as trustee of the Zoe and Ava Brenneke Irrevocable Trust. It identifies Dunavan as the trustee of the Dunavan Family Irrevocable Trust.
Tom Brenneke has said he has an agreement to buy the club from the trusts for $12 million. Brenneke hopes to build a 208-room hotel-condo project with a new clubhouse, along with 88 new “villas” on the club’s grounds if he can gain control, but an attorney for the owners said in court Wednesday that they are attempting to negotiate a sale to club members.
Paul Brenneke helped to develop the Avalon Hotel in Portland before the deal sank deeply into litigation with his former partners. He has since regained control of the hotel, joined by new partners.
He is currently partnering with Starwood Capital Group to build a new project, centering around a luxury “1 Hotel” concept, at Second Avenue and Pine Street in downtown Seattle.
Neither Brenneke could be reached for comment Wednesday. Drakos failed to return a call to his Lake Oswego office.
