Lodge-style retail rubs shoulders with Eagle Crest

Clusters of lodge-style buildings around a common pond are the new face of retail across from Eagle Crest Resort in Redmond.

Redmond Properties, LLC will develop a five-building retail and office center called The Village Square adjacent to Eagle Crest Resort in Redmond. Redmond Properties closed on the deal to buy the 23 acres of property for the development from Eagle Crest Resort last week, according to Redmond Properties co-owner Chuck Koon.

He would not give details about the sale and no deed was yet available from the county clerk’s office.

Chuck and Carolyn Koon of Redmond Properties are also owners of C Corp Homes, which built and developed a retirement community at Eagle Crest called The Falls.

”This is a natural location for us,” said Koon, who’s a resident of Eagle Crest. ”We’ve been lacking some of the service establishments that support a destination resort.”

The Village Square is on nine acres across from the Inn at Eagle Crest and within walking distance of its conference center.

About half of the 50,000 square feet of total space in five buildings will be leased to retailers and the other half for offices.

A deli has signed a letter of intent with Redmond Properties for a 1,800 square-foot space, Koon said.

The developer is currently negotiating with eight potential tenants, which include a bank, art gallery, jewelry shop, gourmet grocery market, spa, bookstore, restaurant and a home furnishing store.

Eagle Crest will also move its corporate headquarters from downtown Redmond to a 16,000 square-foot space in the first completed building. C Corp. Homes will take 2,500 square feet of office space in the new development.

”In a year and half all the buildings should be fully leased with shops moved in,” Koon said.

”A gathering place is needed and the square can be an entertaining place for seasonal festivities.”

Prior to moving to Redmond 10 years ago, the Koons built large multifamily complexes, commercial projects and single-family houses around San Diego, Calif.
