Deals could mean $16 million for Sunriver

If successful, two real estate and development deals could change the complexion of Sunriver by year’s end. The sale of Sunriver Village Mall and the building of a new aquatic center and 18-hole miniature golf course would amount to nearly a $16 million investment in Sunriver.
An unnamed buyer is close to sealing a deal to acquire the 26 buildings of Sunriver Village Mall, with a price between $10 to $12 million, according to Gardner L. Williams, partner at Compass Commercial who is brokering the deal.
The mall includes restaurants, an ice skating rink, miniature golf course and retail shops. The deal is scheduled to close June 16, Williams said.
Property owner Joe Weston, owner of Weston Investment Co. in Portland, said he is selling the mall because he ”just wants to be out of it.”
The change in ownership should be seamless to mall customers, as all the business leases will be honored by the new owner, Weston said.
Negotiations with the prospective buyer began about five months ago, he added. The Bulletin could not ascertain the buyer’s name until the final sale of the property.
Sunriver could also get an indoor/outdoor aquatic center, workout facility and 18-hole miniature golf course by the end of the year. Four companies in real estate and property management are working with lenders to fund the proposed center, estimated at $4.5 to $5 million, said Mark Halvorsen, broker with Village Properties in Sunriver.
Discover Sunriver, Sunray Inc. and Mountain Resort Properties Inc. comprise the three other companies developing the property. The companies own 10.5 acres on an old site of the Sunriver Preparatory school with a 10,000 square-foot building on it. The building is not in general use now. It will house the workout facility, hopefully open by the beginning of 2004, Halvorsen said.
The aquatic center would be open to the public with different tiers of membership, he said.
