Bend single-family home prices drop slightly

The median sales price of a single-family home in Bend nudged down a tad in August, and the number of homes on the market edged up to a four-month inventory, according to a monthly housing report.
The median sales price of a single-family home in Bend was $706,000 in August, a $36,000 drop from the same period a year ago, according to the monthly report prepared by the Beacon Appraisal Group of Redmond.
The median price is affected by how many high end homes are selling. In August, 23% of all home sales in Bend were for more than $1 million.
On average it takes a home about 25 days to sell in Bend, according to the report. And there are enough homes for sale that it would take four months to sell them all, according to the report.

The median price of a single-family home in Redmond also took a tumble to $495,000 in August, a $10,000 price drop from the same time a year prior, according to the report.
The median sales price in Redmond was $542,000 in September 2022.
It is taking about 31 days to sell a home in Redmond, and there is four month’s worth of inventory on the market, according to the report.
The report uses the median sales price to measure the midpoint value of all transactions in a month.
In Sisters, the median sales price for a single-family home dropped to $625,000, from $768,000 in July, according to the report. There is a five-month supply of homes on the market.
In Sunriver, the median sales price of a single-family home jumped to $1.04 million in August, compared to $813,000 in July. The inventory level remained unchanged at five months in August, according to the report.
In La Pine, the median sales price of a single-family home grew to $433,000 in August, compared to $390,000 in July, according to the report. The inventory level remained unchanged at seven months in August.
